Accessibility by public transport predicts residential real estate prices: a case study in Helsinki region

We performed a study to investigate the effect of accessibility by public transport on housing prices in Helsinki. Specifically, we collected house pricing data from Oikotie.fi, an online real-estate marketplace for Finland. Moreover, we measured accessibility for individual houses as travel time by public transport from a house to centers of interest in the city.
 
Our study shows that taking into account accessibility on top of basic housing features (e.g. size, age, and location) leads to improved price modeling. Furthermore, we find that travel time by public transport to local centers of interest is more informative than just the geographical distance to those centers.
 
A paper with our work will appear in July 2015 at the ICML Workshop on Mining Urban Data (MUD2).
